Januarys' Flexibility Brings Rewards For Retail Unit
A retail outlet in Huntingdon has new owners, thanks to Cambridge consultant surveyors Januarys' willingness to take a flexible approach.
The tenant of the shop, at 116 High Street, decided to assign their lease, which still had more than three years left to run.
Januarys immediately started to look for another tenant, but, after little activity, began to explore other avenues, as Associate Nick Muncey explains.
“We were originally hoping to find someone to take over the remaining period of the lease but it eventually became clear that interest in that particular unit was limited, so we started to look elsewhere.”
Januarys' search for an alternative solution was rewarded when they were approached by a purchaser interested in buying the freehold of the property with vacant possession. After some discussion, an agreement was reached and a deal concluded.
“I do not think anyone was expecting this to be the final outcome,” said Mr Muncey, “but it has worked out extremely well for everybody.
“The tenant is free from any further obligations, the previous landlord has money in the bank and no worries about having an empty retail unit in his portfolio, whilst the new owner can renovate the property and then set about re-letting it.
“It is surprising how often you begin moving in one direction and end up somewhere else entirely, but it shows the value of not taking a rigid approach to a situation.”
